APPROACH

Step 1 - DESIGN CONSULTATION

We do a complimentary 90+ minute in home consultation. After introductions and a tour of your current home, We will discuss my background so you can get a better sense of who I am and what I've done. We will also discuss in length your needs, how you live and how you want to live in your new home, I will listen and use my judgment to hone in on relevant questions based on my experiences and thoughts. We will discuss various options for improving your residence.

After our initial consultation, if you choose to retain us for the design phase, we will determine the scope of work for the Professional Services Agreement for Design of your new home, addition or renovation.

Step 2 - DESIGN DEVELOPMENT

During the design process we will meet weekly for typically 4 or 5 weeks. These meetings are a collaborative process, we bounce ideas off each other and push the design forward, each week you get design updates and a chance to process them prior to out next meeting. We will also produce specifications for your project. Once we have an owner approved preliminary design we will be able to give a preliminary estimate. Our goal is to achieve the correct balance of design and a price that works.

Step 3 - CONSTRUCTION DOCUMENTS

After we have an owner approved design, we work to complete the Construction Documents which takes about 4-6 weeks. The construction documents are the story of your house in drawings and specifications to help the construction crews build it correctly. The county also wants to review the drawings to make sure the correct information is being conveyed so that the house meets current codes. The country likes to take their time to review and this process usually last 4 - 12 weeks depending on the county work load and complexity of the project. We meet with county officials when necessary to expedite the process.

Step 4 - CONSTRUCTION

We normally work from 7:00 a.m. to 5:00 p.m. Mon - Fri and Weekend hours when necessary from 10 a.m. till 4 p.m. per the county ordinance. For most of our projects the owners are required to move out temporarily, however on the occasional job where the owner occupies the house, we will make every effort to keep the interior of your house free of construction debris. However, dust is unavoidable on a job site and will spread throughout your house.

There is a master schedule that we will review prior to the start of the project. There are times that the job site will be empty for a few days between crews ( framers and electricians etc.) this is normal and the overlap time has been worked into your master schedule. You will be updated if something affects the schedule. Of course, you'll also be able to contact us directly to resolve any concerns that you have.

There will also be several on site meetings after framing so that we can review outlet placements (Electrical, switches, media, TV etc) and after drywall, and misc. times in between. This is a collaborative process and we want your input so that you will be happy with the final product.

Step 5 - PUNCH LIST

Punch list walkthrough will occur in the last week of construction, this will be the point in the process that you see your house almost complete, we go over basic systems and give you a chance to stick blue tape all over the place.
